Sara Strata is a boutique, principal-led strata management practice serving strata and association schemes across New South Wales. One licensed principal. A deliberately small portfolio. Every scheme managed directly by Tim Sara — no junior handover, no rotating manager, no buck-passing.

Sixteen years inside the volume model showed me what doesn’t work: managers stretched across 80+ schemes, decisions delayed, accountability diluted. Sara Strata is built the other way. Fewer clients, more focus, better outcomes.
